so basically glasses guy, director nim, and brown haired femboy are all seeing or feeling ghosts. not just them but all of the co-workers, since if i understand this correctly the elevator in their company is the gate for ghosts (which is the title for the webtoon) to come in the living world.
in the first few chapters glasses guy was forced to see possessed director nim to jerk off since minu pushed him, as stated by co-worker short hair girl "he was being played", meaning not only is young master playing with glasses guy but minu is playing with glasses guy as well.
my theory is that minu potentially likes glasses guy (?) or at least he's a decendant or maybe another thing that's why he chose glasses guy.
so first why did i think that minu likes glasses guy? there was a chapter in which he appeared in a dream telling glasses guy to "wake up" then crying and caressing (idk if its the right term or right spelling) glasses guy but im still not sure if it's minu yet it looked like him.
so for the second one, it's pretty simple i think glasses guy might be the decendant is because he had the dream (?) of experiencing what minu experienced from young master, and in another dream they made a promise to ignore ghosts or something.
while my third theory would be that, minu just possessed glasses guy for him to experience what he felt and give him a context of what's happening.
i was also thinking that maybe minu's playing with glasses guy and ig young master was forced to glasses guy too because minu said so.
so as for the disappearance of co-worker short haired girl, it's because she was being nosey for the game that was being played by minu and young master. that's why minu made her disappear in the ghost door.
meanwhile at that scene, the reason that co-worker short haired girl smelled the same rotten smell on brown haired femboy guy, is because minu's possessing brown haired femboy guy. then young master possessed director nim.

appreciated butI've only read till the latest official version so....i just wanted to know if the chief and the ghost are the same person or the ghost is simply just taking the physical form of the chief...i want to know who the actual ml is gonna be if there is any...i want to know if the chief have any feelings for either the mc or the guy who collapsed in the first chapter...thats what im really curious and confused about

so you're actually right the ghost is just taking the manager's physical form, and in the first season, the manager was intereseted in the guy who fainted but later on got interested with glasses guy in the 2nd season
and guessing from this, the manager might be the real male lead
