Well, I'm not sure but aside from the seme hiding his dark past, he's also hiding the fact that Junwoo isn't actually doing him a favor by letting him stay at his apartment but quite the opposite. They will be having a conflict soon because Junwoo discovers that Hanbit hired the guy to live with him out of pity. Or at least that's what I picked up, but ofc there's something much deeper going on with the "new tenant" if I understood correctly.
